HOME SEARCH 101: Tips For Locating The Right Schools

 

When it comes time to buy your next Wilmington NC home, your decision will be based on dozens of criteria. If you’re like many home buyers, good schools will be at the very top of your list. Even buyers without children are often concerned about the quality of schools. They know property values often reflect the reputation of local schools-both public and private-and that a home near good schools may be easier to sell later on.

Plan Ahead

It pays to look at schools early in the house-hunting process so you can narrow your focus to particular neighborhoods. Consider the following approaches and available resources for determining whether a school or school district is right for you and your children.

Define Your Idea Of “Good”

What are the student’s interests and natural abilities? Cerebral? Artistic? Athletic? It won’t matter that a school is tops in math and science if your child’s educational focus is in language and fine arts. Identifying your child’s individual needs will help determine the types of programs and educational approaches you’re looking for in a school.

Get An Overview

You can tap the resources of several organizations to find out what schools are available in a particular area and how they rank compared with others in the system, the state and the nation. (See the side bar for details.)

Take a look at the programs that would most interest or benefit your children. Is the local public school strong in those areas? If not, there may be good private-school alternatives in the vicinity.

Keep in mind that what you see on paper may not provide a complete picture of the school, its resources and the capabilities of its educational staff.

Identify The District

It’s easy to find out what public school district a house is in-the information is nearly always included in the MLS listing, available through your Realtor. Note, however, that school boards frequently re-draw districts. To help ensure a home is likely to remain in a particular district, you may want to find out how close it is to district lines-being central to a district increases your chances of staying there. Contact the local board of education to obtain a district map.

Also ask the local board for any information available about the school system, special programs, etc. Many boards will provide you with standardized test scores, often broken down for each school and subject area. Private schools often provide test-score information and college-placement statistics as well.

See For Yourself

Make plans to visit the schools you are interested in. Schedule appointments with the principal and some of the teachers in your child’s grade. Inquire about school policies and procedures. Discuss your child’s strengths and weaknesses, asking how the school would handle them.

Interview The Neighbors

Perhaps the best way to investigate a school is to talk with parents whose children attend. Visit neighbors in the area and ask them to be candid about what they like and dislike about local schools.

Recreation

  Historic District

Wilmington is blessed with a beautiful and extensive historic district with magnificent and stately oaks that are draped with Spanish moss. Azaleas and Oleanders abound and many homes have extensive gardens, some of which are opened to the public during the Azalea Festival.

History and architecture have combined to allow 230 blocks of downtown  to be placed on the National Register of Historic Districts. This city has seen a lof of history and it is fortunate that so much of it has been preserved or restored so meticulously in the downtown area. Some of the buildings are from the 1700s. The architecture represented covers Antebellum, Greek Revival, Queen Anne and periods in between.

There are many beautiful beach communities that we have come to love and enjoy such as Wrightsville Beach, Carolina Beach, Kure Beach, Topsail Beach, Surf City, North Topsail Beach, Oak Island, Bald Head Island, Ocean Isle Beach, Holden Beach, Sunset Beach and Figure Eight Island, which front on the always captivating Atlantic Ocean.

 

Climate

Wilmington is in a temperate climate zone and the winds off the Atlantic, due the Gulf Stream effect, help keep winter temperatures moderate. However, there are four seasons and their transitions usually are spectacular. Extreme temperatures occasionally occur in both winter and summer, but typically, the average low temperature in January is around 36 degrees Fahrenheit and the August high is around 90.

The wonderful climate and proximity to rivers, lakes and the Atlantic seashore are factors in the population growth. Another factor has to do with the location being a natural trade center.   • Be sure rooms have a view
      What is the view from the house and yard? Is the yard right for your anticipated activities? What uses are possible for nearby undeveloped land? Is a new road planned?
  • Check around the clock
      Is rush hour traffic a problem? What will be the impact of special events like local high school games or church picnics?
  • Crash test the driveway
      How easy is it to get into and out of the driveway?
  • Be service conscious
      What utilities serve this property? Are the rates competitive? Do you want an all-electric house, or do you want gas or oil heat? Where will you get your mail? Where are the easements?
  • Dig below the surface
      Is the soil stable? Is part of the property on a flood plain — if so, what is the history of floods on the property?
  • Visit the neighbors
      How will you fit in with the neighbors? Do people seem to be friendly? Are houses well-maintained?
  • Read the fine print
      If the community has special by-laws or architectural controls over changes to a house, what are the pros and cons?
    Make a list of the positive and negative aspects of each property as you tour it. Assign priorities to important elements of the house’s location.

 It’s a seller’s worst nightmare…the sink is full of dishes, the baby is crying — and an agent calls: “We’ll be there in two minutes. I have the perfect buyer for your house.” Before that overwhelming feeling of panic sets in, don’t despair! Here’s a quick roundup of easy pick-up tips to get your house in show-time shape in minutes.

Have A Game Plan

  • Assign responsibility for each room to a family member.
    When the “last-minute dash” starts, each person knows which room to straighten.
  • Plan your get-away.
    Know where you’ll go when you vacate the house for show time. Take the kids to the library, park, playground or to visit friends. Do your grocery shopping, pick up the dry cleaning or run other errands.

Whole-House Strategies

  • Perk up your carpets.
    Eliminate stray crumbs and dirt with a quick pick-up by a hand-held vacuum.
  • Turn on the lights.
    Light up dark corners and hallways. Even on sunny days, rooms show better when brightly lighted.
  • Open curtains and blinds.
    Let in as much natural light and good views as possible.

Kitchen Quickies

  • Use paper plates.
    A lot of people house hunt on their way home from work — at dinner time. Eat on, then toss, paper plates to avoid unsightly dirty dishes and speed clean-up time.
  • Put dinner in cold storage.

    For last-minute pick-ups, under-bed boxes are great catch-alls for toys, books, dirty socks, etc.
  • Have a bail-out box.
    Eliminate a frantic search for keys, wallet, dog’s leash and shoes when you are leaving to let the agent show the house. Keep a small box with pertinent items stashed in a handy place such as the coat-closet floor.
