Just a reminder to the Military and their families of Wilmington NC and other towns that  the Stimulus tax credit is still available for members of the Military and other Federal employees that have served outside of the US for 90 days or more anytime from December 2008 to May 2010.   Per the IRS: Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal Wilmington NC real estate residence or in any US city on or before April 30, 2011. If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Read rest of story here…

Great news for Wilmington NC real estate – The Senate passed the tax credit extension closing date today until September 30 2010, for those buyers currently under contract by the April 30th deadline, but did not get to close by the June 30th deadline, due to a backlog of contracts.  The new extension date is September 30th, 2010.  Those buyers will be able to receive the $8,000 or $6,500 tax stimulus credit

More good news for Wilmington NC real estate is that the Senate also passed the Federal Flood Insurance program extension until September 30, 2010.  This enables homes in need of flood insurance to be able to get a new policy or renew their policy and be able to be protected.  There have been alot of homes under contract that could not close because this flood insurance program was not extended.  Coldwell Banker Sea Coast Realty and the Wilmington North Carolina area welcomes these extensions.

Senate OKs new tax credit closing deadline | Inman News

The Senate has ammended a bill that would require homeowners who went under contract  by the April 30th deadline to have an additional 3 months to close on the house past the June 30th deadline and still receive the Federal Tax Credit of $8,000 stimulus money.  There is a backlog of 180,000 homes waiting to close nationwide.  This extension will allow the the lenders time to continue on with the closing of the homes.  Coldwell Banker is offering a Buyer Bonus Program of 3% (up to $8,000) credit on certain homes participating in the program.  The rates are great in Wilmington NC and the inventory is varied.  Please take time to search online, at
