LOCATION: The Most Important Questions Every Buyer Should Ask

It’s a maxim in real estate that the three most crucial factors in selecting a home are “location, location, location.” It’s also true! No matter how wonderful the home is, the location is key to how well you’ll like living in it and how well it sells when you’re ready to move on. Before you buy, carefully check the following factors to be sure the home you like is really the one you want to live in.

Wilmington NC real estateConsider destinations

Where will family members go most often from this new location? How easy is it to reach those places from the home? How accessible are schools, churches, grocery stores, medical care, public transportation, shopping malls and emergency services?

Be sure rooms have a view

What is the view from the home and yard? Is the yard right for your anticipated activities? What uses are possible for nearby undeveloped land? Is a new road or commercial development planned?

Check around the clock

{short description of image}Is rush hour traffic a problem? What will be the impact of special events such as local high-school games or church picnics? Test the driveway. How easy is it to get into and out of the driveway?

Be service conscious

What utilities serve the property? Are the rates competitive? Do you want an all-electric home, or do you want gas or oil heat? Where will your mail get delivered? Are there any easements?

Dig below the surface

Is the soil stable? Is part of the property on a flood plain? If so, what is the history of floods on the property and what would flood insurance cost?

Visit the neighbors

How will you fit in with the neighbors? Do people seem to be friendly? Are homes well-maintained?

Read the fine print

If the community has special by-laws or architectural controls over changes to a homes in the area?Make a list of the positive and negative aspects of each property as you tour it. Assign priorities to important elements of the home’s location. If you have questions about a home’s location, we can help. Call or e-mail us now.

INSPECTING YOUR HOME | How will a home inspection benefit me?

www.WilmingtonNC-realestate.com

The purchase of a home is the single most costly investment most people make, and you want to know what you are getting for your hard earned money. Inspections are a great way for home buyers to assure themselves that the home they are buying is in good condition.

A real estate agent will not determine the condition of the property. It is your responsibility, as a buyer, to ascertain the condition of the property. A licensed, professional inspector is best qualified to make an unbiased and objective evaluation of the functionality of each item or if it is in need of repair. The seller is not required to repair any items, but in the event he/she chooses not to, then the buyer may terminate.

What will the inspection cover?

An inspection will usually cover, at a minimum, those items specifically mentioned on the offer to purchase and contract. However, the inspector will not limit himself to those items.  Read rest of story here….

Fixtures Can Add Beauty, Value And Convenience To Your Home

www.WilmingtonNC-realestate.com

Little things do count — sometimes a lot! Adding or replacing some of your home’s fixtures — which will stay with it when you eventually sell — can give your home an attractive up-to-date look, more functionality and a higher market value. Here are a few ideas to get you started:

  • Distinctive exterior light fixtures, perhaps with motion sensors or timers. Think about floodlights and path lights, too!
  • A new mailbox and address plate.
  • A new water hose holder or winder.
  • A beautiful sounding doorbell.
  • A polished brass door plate, door knocker or handle-and-lock set for your front door.
  • New knobs or levered handles for interior doors.
  • Up-to-date interior light fixtures — chandeliers, sconces, ceiling globes, under-cabinet lights in the kitchen, etc.
  • Fresh faceplates for wall outlets and light switches (especially replacing the painted-over ones!)
  • Decorative curtain and drapery fixtures and rods.
  • Attractive kitchen and bathroom drawer pulls and cupboard handles.
  • Shiny new water taps and faucets for sinks, tubs and showers.
  • New towel racks (why not towels too?).
  • Quieter bathroom exhaust fans.
  • A sturdy, unstained laundry tub.
  • A pegboard and clips for hanging tools in the garage or work room.
