Annexation Fight Seems to be Working | Wilmington NC real estate

When talking about Wilmington NC real estate one thinks location, location, location.  An added thought is where it is located.  In the City or in the County.  The latest try by the City to annex an area near Monkey Junction seems to have come to a stall.  According to the Star News “Property owners in the Monkey Junction area have likely stopped the city from annexing them. As of today, the New Hanover County’s board of elections had received petitions from 62 percent of residents opposing the annexation, exceeding the required 60 percent needed to stop it. A state law passed earlier this year gives residents in pending annexation areas the opportunity to deny the annexations if 60 percent of the property owners inside the areas sign a petition to do so.”

It won’t be official until after the petition deadline  on Nov. 29. And after that, Marvin McFadyen, New Hanover Board of Elections director, will make a recommendation to the county’s board of elections to accept the petitions.”

The residents of the proposed annexation area might get a reprieve for awhile.  There are some perks that go with being in the City, but it does come with a pricetag.  A quick glance at annexation from the City’s website. Click here….

Preserve, Protect, Defend Your Wilmington NC real estate Mortgage Interest

Realtor Action Center: What’s at Stake: Preserve, Protect, Defend the.

It’s time to let your voice be heard again.  Congress is looking at reducing or getting rid of the mortgage interest deductions.  From the National Associations of Realtors:

Legislative/Regulatory Status/Outlook:
Currently, taxpayers in the 33% and 35% income brackets are able to reduce their taxes through deductions for mortgage interest payments, charitable contributions, local taxes and other expenses by 33 and 35 cents, respectively, on the dollar. Under the Administration’s proposal, these individuals would only be able to reduce their tax bill by only 28 cents on the dollar. The Administration estimates that the change would raise $318 billion over the next 10 years.

While NAR has supported and applauds the efforts of the Obama Administration in taking aggressive measures to stabilize both the housing market and the nation’s economy, NAR has aggressively expressed its opposition to the Administration MID proposal. NAR believes the proposal is ill-timed and ill-advised. It would have adverse impact on housing values and the pace of economic recovery.

Most members of Congress have also opposed the budget proposal. To date, limits on itemized deductions have not been part of the legislative agenda. Note, however, that in August 2009, the Congressional Budget Office (CBO) has released its annual report identifying possible revenue sources. These included several new limitations on MID. The CBO report is NOT legislation; it is more like an academic exercise to explore options. Nonetheless, the report cannot be disregarded.

Wilmington NC real estate | June 2010 Wilmington NC Real estate Statistics


Good news for Wilmington NC real estate.  The statistics from the Wilmington NC Association of Realtors released the statistics for the single home sales in the Wilmington area.  The sales of single family homes are up for the 10 consectutive month!  Sales rose from 507 for June 2010 compared to 416 June 2009. 

 The sales prices fell with the median price  was $188,000 June 2010  compared with $195,205 June 2009.  It does show that the Wilmington area home sales hold a certain strength in the market.  The reduction in prices is in part because of the foreclosures and short sales that are being compliled into the market numbers and the appraisers use those homes as comparables in their analysis of other homes waiting to close.
