Miracle League of Wilmington, a program of ACCESS of Wilmington, is excited to announce the grand opening of Brax Stadium and the Kiwanis Miracle Playground at Olsen Park. The event is free and open to the public. Please join us on Saturday, August 3, 2013 from 9a.m.-4p.m. for a day of fun. With the upcomig Holiday’s if you are thinking about what to give family and friends, please think about giving a gift that will bring a smile of childrens faces.  Please take a minute to watch the video below.  Wilmington NC is getting  a Miracle Field for the new Miracle League.  Accessible Coastal Carolina Events Sports and Services (ACCESS) was started to bring the field to the area. “The overall mission of ACCESS is to not only provide an opportunity for those who have not yet had the chance to experience the power of play and the joy of sports but to also show the importance of inclusion within a community. Creating a place where people of all ages, races, and abilities can actively participate together, will naturally allow relationships to develop as people share interest. More importantly it is opening the door to a better world for everyone.” The Miracle League was started in the late 1990′s in Rockdale Youth Baseball program in Atlanta.  They recognized the need to include all children in a sport regardless of their abilities.  Hence the Miracle Field was started.  People of all abilities and ages could play baseball.  Eventually the fields were made to  have a rubber, non-latex surface that is helpful and safe for persons with any mobility difficulties.  The Wilmington area is excited to participate in such a wonderful project.  The fields will be built at Olson Fields off Murrayville Road. There will be playgrounds for all abilities and restrooms.  The project has raised 87.5% of it’s goal of 1.2 million dollars.  If you would like to donate in someones name as a gift for Christmas, what a great way to honor them.  The Miracle Field is truly a “miracle”  Please watch this video of the Wilmington Miracle Field.  For more information or to donate online, please visit www.miracleleaguewilm.org/

Outside Magazine ranked Wilmington among a list of Best Towns – “the finest places you’d ever want to call home.”

They call the River City the “Next Big Thing”.  Here are some of the other things they said about our community in their article in the October issue of Outside Magazine….

Don’t Get Blindsided When Buying A Distressed Property
 

 

 

If you’re getting ready to buy a home to live in or a vacation home to visit or an investment property to rent out, you’re probably interested in exploring the distressed properties available in today’s market. Why not scoop up a bargain, right?

 

There’s just one problem: Some distressed properties aren’t bargains at all — not even close. They may not be in an ideal location. They may need major repairs or improvements. Others will have too few of today’s sought-after amenities, or be in a poor school system, or be surrounded by dozens of other distressed properties. And those are only some of the possible pitfalls.

 

Still, there are some real gems out there. Your challenge is to find that distressed diamond in the rough — either pre-foreclosure or post-foreclosure — that’s worth your long-term investment of cash and monthly payments. Here are some market-smart secrets to set you on the right path to a worthwhile distressed-property purchase.

 

Contract with a buyer’s agent. This is a real-estate pro who will look after your interests, not the seller’s. An agent experienced in working with the institutions selling distressed properties — banks, government agencies, etc. — can help you identify homes suitable to your needs and goals. Even more, your agent will guide you through the negotiation process so you emerge with a great price on a valuable property.

 

Get pre-approved for a mortgage. We’ll work with you to get loan pre-approval so you can move fast when you find a distressed property worth buying. Being pre-approved for a mortgage puts you in the same league as “cash buyer” competitors that are also bidding on the best bargains.

 

Visit candidate properties in person. It’s amazing how much different a property can look in person compared with photos posted online. The only way to get a true feel for a property and its location is to see it with your own eyes.

 

Hire a certified professional home inspector to thoroughly check out a property before you even begin negotiations with the seller. This will cost you several hundred dollars up-front, but the payoff could be huge:

 

  • Saving you from buying a home that has problems you neither have the money nor inclination to fix.
  • Identifying needed repairs you are willing to undertake so you can factor those costs into your offer to the seller. Ask several contractors for estimates of materials and labor needed to remedy any problems your inspector finds.

 

Focus on the numbers. The seller may not lower the price of the property enough to cover the expenses you’ll incur to make needed repairs and desired upgrades. Will you have the time, money, skills and/or contractor connections to accomplish those tasks after you purchase the home? If the answer is “no,” be prepared to keep looking.

 

Check for fit. Remember, a distressed home can only be a great deal when it meets your needs, wants and goals. Just because a property is inexpensive and in good shape, doesn’t mean you’ll be satisfied with it long term.

Where will family members go most often from this new location? How easy is it to reach those places from the house? How accessible are schools, churches, grocery stores, medical care, public transportation, shopping malls and emergency services?

2. Be sure rooms have a view

What is the view from the house and yard? Is the yard right for your anticipated activities? What uses are possible for nearby undeveloped land? Is a new road or commercial development planned?

Home Purchase Applications Rise 6.3%:: Realtor.org :: Wilmington NC real esate

REALTOR® Magazine-Daily News-Home Purchase Applications Rise 6.3%.

The world of real estate keeps turning….  The Mortgage Bankers Association announced that the home purchase applications rose 6.3 % from the week before, based on a seasonally adjusted basis.  On the unadjusted basis, it rose 4%.  This is the highest level since May, but the numbers are still down from last years numbers.  The expiration of the home buyer credit caused a slow down in the applications for mortgages.  The refinance rate was at 3.1%.

A HUGE welcome to Meadowlark Lemon Wilmington NC native and his Harlem All Stars.  Meadowlark Lemon was one of the original world know Harlem Globetrotters.  Great basket ball and Funny, Funny antics went hand in hand.  The Harlem All Stars are in town Friday at Swartz Center at Cape Fear Community College in downtown Wilmington NC  to face off area coaches from Cape Fear Community  College, UNCW and local high school coaches.  Saturday night Meadowlark and his team face off the crew of the “USS Gravley” which is going to be commissioned in Wilmington NC in November.

Meadowlark attended Williston Industrial High School before he was recruited to the Harlem Globetrotters.
